Getting your home ready to sell

Choosing the right agent 

There are lots of variables to consider when choosing the right estate agent for you. We’d recommend having at least two agents to carry out a valuation of your property so you can compare level of service and property marketing strategies. 

What to look for when choosing an agent: 

  • How experienced are they in your area?
    • Are they well-known in your area and recommended or accredited?
    • Do they have a reputable local presence? 
  • Have they successfully sold homes similar to yours recently? 
    • Take a look at the agents’ ‘just sold’ portfolio and testimonials from previous sellers and buyers
    • Ask the agent for the average time it takes to sell and their average price achieved 
  • How would they market your property?
    • All agents use property portals, such as Rightmove and Zoopla, to market properties but is the agent proactive to achieve a sale through other methods? 
    • What other resources do they use to find and secure the right buyer? 
  • Pricing strategy
    • Can the agent explain how they have arrived at the suggested property price? 
    • Don’t just be tempted by the highest price suggested for your property, overpricing a property is detrimental to its market success 
  • Transaction Certainty
    • What steps is the agent taking to safeguard the sale they secure? 
    • Are their team and processes proactive or are they following rigid, archaic methods, which often result in fall-throughs?
