Selling your home in Sheffield or Chesterfield? How SecureMove™ adds more certainty

Selling your home in Sheffield or Chesterfield? How SecureMove™ adds more certainty
New UK figures highlight the continued risk of property transactions falling through - and why Redbrik believes sellers and buyers should have greater clarity from the start.

If you’re selling a home in Sheffield, Chesterfield or the surrounding areas, finding the right buyer is only one part of the process. Getting from offer accepted to completion with as much clarity and certainty as possible matters just as much.

At Redbrik, we’ve long believed the traditional property transaction can be improved. New figures from the UK housing market underline why.

Data from TwentyCi shows that an estimated 71,959 property transactions fell through during the second quarter of 2026, an increase of 6.6% compared with the previous quarter.

Analysis by House Buyer Bureau estimates that failed transactions cost the UK housing market around £257.9 million during Q2 2026, up by more than £18 million from the previous quarter. The estimated average cost of a fall-through also increased to £3,584.

While the number of collapsed transactions remains lower than during the same period in 2025, the figures highlight an issue that matters to anyone selling a property: what happens after an offer is accepted can be just as important as securing the offer in the first place.

Why do house sales fall through?

There isn’t one single reason why a property sale might fall through.

A buyer’s circumstances can change. Mortgage finance can become an issue. Surveys can uncover unexpected problems. A property chain can break further down the line, or either party may simply decide not to proceed.

But the traditional home-moving process can also create uncertainty of its own.

Important legal information and property searches are often gathered after a sale has already been agreed. Questions can emerge gradually during conveyancing and, where information is missing or delays begin to build, buyers and sellers can find themselves weeks into a transaction without the clarity they expected.

Not every house sale fall-through can be prevented.

But at Redbrik, we believe parts of the process can be improved.

SecureMove™: a more certain way to sell.

That thinking led us to create SecureMove™.

SecureMove™ is Redbrik’s property sales process, designed to give buyers and sellers more information, greater commitment and increased certainty earlier in the transaction.

Rather than waiting until after a property has sold subject to contract to start gathering essential information, SecureMove™ brings key elements of the process forward.

A Buyer Information Pack is prepared with important property and legal information, including searches and title documentation, giving buyers the opportunity to understand more about the home they are purchasing at an earlier stage.

Once an acceptable offer has been agreed, the buyer enters into a Reservation Agreement and pays a Reservation Agreement Fee, while the seller agrees to take the property off the market for the agreed reservation period.

It creates a clearer and more committed starting point for everyone involved.

Better-informed buyers from the beginning.

Buying a home is one of the biggest financial decisions most people will make.

Giving buyers access to more information earlier means they can make that decision with a greater understanding of the property they are purchasing.

For sellers, it means moving forward with a buyer who has had the opportunity to review important information and has demonstrated a greater commitment to the transaction.

SecureMove™ cannot remove every reason a house sale might fall through. Circumstances can still change.

What it can do is address some of the uncertainty and avoidable delay traditionally associated with buying and selling a home, creating greater transparency from the outset.

Why the time between offer and completion matters.

Agreeing a sale is a major milestone, but it isn’t the end of the process.

The longer a property transaction takes, the more opportunity there is for circumstances to change, chains to become disrupted and uncertainty to creep in.

That’s why Redbrik’s approach to selling property isn’t simply about marketing a home and finding a buyer.

We focus on what happens after the offer is accepted too - helping transactions progress, making important information available earlier and giving buyers and sellers greater clarity about what happens next.

SecureMove™ is a key part of that approach.
