SecureMove™ Explained: Separating fact from fiction

Since launching SecureMove™ in November 2022, we've helped more than 2,500 buyers and sellers move home with greater confidence, fewer delays and significantly fewer fall-throughs.
Yet despite its success, we still hear a number of misconceptions about how the process works.
So, we thought it was time to answer some of the questions we're asked most often and explain why SecureMove™ continues to deliver better outcomes for our clients.
Why did we introduce SecureMove™?
Buying and selling a home has long been recognised as one of life's most stressful experiences.
Following the pandemic, the property market saw unprecedented levels of demand, but it also experienced record numbers of sales falling through. Buyers and sellers were spending months progressing transactions, only for them to collapse late in the process, costing everyone involved time, money and unnecessary stress.
At Redbrik, we believed there had to be a better way.
SecureMove™ was introduced to make the home buying process more transparent, encourage earlier legal preparation and create greater commitment from both buyers and sellers from the very beginning.
The results speak for themselves
Since introducing SecureMove™, we've completed more than 2,500 successful moves, with many transactions completing in under 90 days, compared with the current industry average of 163 days (Rightmove, June 2026). Our average fall-through rate is 13.8%, almost half the national average of 24.7% (TwentyEA, June 2026).
Myth 1: "The £595 Reservation Fee puts buyers off."
This is probably the most common misconception we hear.
The assumption is that buyers won't be willing to pay a Reservation Fee, meaning properties are harder to sell.
The reality is very different.
Since launching SecureMove™, we've agreed and completed more than 2,500 successful property sales, with homes achieving an average of 99% of their asking price.
If buyers were genuinely being discouraged from purchasing properties through SecureMove™, these results simply wouldn't be possible.
What SecureMove™ does encourage is commitment.
When a buyer agrees to purchase a property, they're demonstrating that they're serious about moving forward. This provides sellers with greater confidence that the transaction is progressing with someone who is fully invested in the purchase, helping to reduce the risk of sales collapsing weeks or even months later.
Myth 2: "Buyers pay the Reservation Fee and then have to pay for searches again."
This isn't true.
The £595 Reservation Fee includes the Buyer Information Pack, which includes the property's searches.
That means buyers do not pay for another set of searches through their solicitor.
Because the searches have already been commissioned upfront, valuable time can be saved during the conveyancing process, allowing solicitors to begin work much earlier than they would through a traditional property transaction.
The Reservation Fee covers far more than simply reserving the property. It forms part of a process designed to prepare the legal work from the outset, helping transactions progress more efficiently.

Rather than duplicating costs, SecureMove™ brings much of the legal preparation forward, helping buyers and sellers move through the transaction more smoothly.
Myth 3: "The Reservation Fee only protects the seller."
This is another common misconception.
SecureMove™ is designed to provide commitment from both buyer and seller.
Once a Reservation Agreement has been signed, the seller agrees to remove the property from the market for the duration of the reservation period, giving the buyer confidence that the property won't continue to be marketed while they invest time and money progressing their purchase.
Equally, if the seller withdraws from the sale, the buyer's Reservation Fee is refunded.
The agreement is there to encourage commitment from both sides, helping create a fairer and more reliable buying process for everyone involved.
Why commitment benefits everyone
One of the biggest reasons property sales fail is that commitment often comes too late in the process.
Traditionally, buyers may wait several weeks before searches are ordered or significant legal work begins. If the transaction falls through at that stage, everyone involved has lost valuable time.

By preparing legal information upfront and encouraging commitment from the outset, buyers are better informed before they proceed, while sellers gain greater confidence that their purchaser is ready to move forward. The result is a process that's more transparent, more efficient and significantly less likely to collapse.

Interestingly, many of the principles behind SecureMove™ are now reflected in the Government's proposed reforms to the home buying process.
The proposals include greater use of upfront property information, earlier legal preparation and measures designed to reduce the number of transactions that fall through - all principles that have formed the foundation of SecureMove™ since 2022.
