April 2026 House Price Index: What the market means for Sheffield & Chesterfield

Rightmove’s April 2026 House Price Index points to a steady spring property market, with asking prices rising modestly, plenty of homes available and buyers continuing to move despite higher mortgage rates.
Nationally, the average price of a property coming to market increased by 0.8% in April to £373,971. That rise was smaller than the long-term April average of 1.2%, reflecting a market where sellers are competing harder for buyers.
We’re seeing many of those themes reflected across Sheffield, Chesterfield and the surrounding areas too - a market that remains active, but where accurate pricing and strong presentation are increasingly important.
What’s happening in the property market?
April’s figures point towards a market that is active, but increasingly balanced.
The number of sales being agreed nationally was only 3% lower than at the same point last year, while the number of homes available for sale remained at an 11-year high for the time of year. Buyer demand was 7% below April 2025, giving buyers more choice and creating greater competition between sellers.
Regional figures are particularly relevant to our local markets.
In Yorkshire & The Humber, which includes Sheffield, average new seller asking prices reached £258,812, up 1.3% month-on-month and 1.1% compared with April 2025.
In the East Midlands, which includes Chesterfield, the average was £291,392, increasing 0.4% during the month while remaining broadly level year-on-year.
These are regional averages rather than individual property valuations, but they provide useful context for anyone considering a move locally.
What does this mean if you’re selling?
For sellers across Sheffield, Chesterfield and the surrounding areas, there are still plenty of opportunities this spring - but pricing and presentation matter.
With more properties for buyers to choose from, simply putting a home on the market at an ambitious asking price is less likely to deliver the strongest result.
Getting the fundamentals right from the beginning can make a significant difference: setting an asking price that reflects current market conditions, presenting your home well and launching it with marketing that gives buyers a reason to take notice.
Rightmove’s data reinforces the importance of pricing correctly. Nationally, it took an average of 62 days to secure a buyer in April, and increased competition between sellers was one of the factors limiting asking-price growth.

For buyers, greater choice can make the property search feel a little less pressured than it has in some recent markets.
More homes for sale means more opportunity to compare properties, locations and value before deciding what feels right. It may also create greater scope for negotiation where a property has been available for longer or where the seller is particularly motivated.
Mortgage costs do, however, remain an important consideration. Rightmove reported that the average two-year fixed mortgage rate had risen to 5.42% by April, attributing the increase to wider global uncertainty surrounding the conflict involving Iran.
